Property management software

Run the agency’s properties, tenancies, maintenance, people and fee records in one operating system. Overnhill connects daily portfolio work with team workload, financial performance and management decisions.

Planned edition. Live property implementations are not yet available.

01

Property and tenancy records

Keep landlord and tenant details, tenancy documents, inspection records and key dates with the property. Link contractors, open repairs and correspondence to the same record.

A member of the team can pick up a request with the history and current responsibilities in view.

02

Maintenance and inspections

Track a repair from the initial request through assessment, contractor allocation, approval and completion. Record the updates and evidence needed at each stage.

Inspection findings can become assigned tasks. The daily overview identifies work waiting for a response or decision.

03

People, fees and the business plan

Property work also uses staff time and affects the agency’s income. Bring assigned work, open tasks and fee records into the same management view.

Review workload and service performance against the agency’s objectives. Actions stay attached to the property, person and date they concern.

04

Agent example: overdue repair

A repair has passed its agreed update date. The agent checks the job record and correspondence, identifies the missing update and prepares a follow-up.

The property manager checks the circumstances and approves any message to a landlord or tenant. Contractor instructions follow the agency’s agreed approval rules.

05

Connections and payments

Property portals, referencing, identity checks, deposit services and payments have separate connection requirements. The supported providers and transfer of information must be confirmed before implementation.

Client-money processes require their own approval and transaction records. The planned edition should not be treated as a live payments service.

Common questions

Is this for agencies or individual landlords?

The planned edition focuses on agencies managing portfolios for landlords. We will check whether an individual landlord’s requirements fit that scope.

Can we move our portfolio now?

No. The property edition follows the first construction consultancy release. Early discussions can establish the workflows and connections a future demonstration needs to show.

Will all property services connect automatically?

No. Connections depend on the provider and the relevant release. The implementation proposal will name the supported services and any manual steps that remain.
